The new law on redevelopment: what will change from April 1, 2024

On April 1, 2024, a new law comes into force, which clarifies the concept of housing redevelopment. This means that now you will have to be even more careful when you want to make changes to your home.

Many of you, probably, have come across a situation where you would like to slightly change your home to make it more convenient and comfortable. But there is a nuance, and in this case this nuance concerns the concept of redevelopment.

Until now, redevelopment has been understood as a change in the configuration of the room, requiring corrections to the apartment specifications sheet. However, from April 1, this term will cover a much wider range of changes. Now, redevelopment will mean any change in the boundaries and area of the room, including a change in the internal layout of the room and (or) the formation of new premises. Now you will have to think hard before you start rebuilding your home.

Do not confuse the concept of redevelopment with redevelopment. Reconstruction involves the replacement or transfer of engineering networks, sanitary, electrical or other equipment. For example, replacing a bathtub with a shower cabin (which does not require wall movement) is already a makeover. There is no need to get approval from the authorities. If you are planning more serious changes in the layout of the room, it is better to apply for permission in advance to avoid unpleasant surprises in the future.

What will happen if redevelopment is not legalized? Firstly, sooner or later you will still have to get a permit and, most likely, pay a fine. According to the Housing Code, redevelopment that has already been carried out can only be registered through the court. Therefore, it is better to settle all the formalities in advance.

If you have an idea to transform your home a little, do not forget about the new law on redevelopment. Be creative, but also be careful!

To do this, you can order a legal examination of the apartment and independently verify the layout with the floor plan of the technical information bureau. Remember that if you become the new owner of an apartment with an illegal layout, you will have to solve the problems yourself.
